  • Daytona Tortugas at Jackie Robinson Ballpark — Family-friendly minor league baseball. From April to August, professional baseball prospects show their talents in the historic Jackie Robinson Ballpark — host of the first racially integrated team in baseball history. Affiliated with the Cincinnati Reds, the Daytona Cubs compete in the Advanced Class A, Florida State League. The City and the Daytona Tortugas recently jointly completed a $1.25 million investment into the Ballpark; extending the Cubs’ lease until 2022.
  • Halifax Harbor Marina — One of America’s finest marina facilities. Located in the heart of the Downtown Daytona Beach Riverfront, this 550-slip marina provides year-round docking facilities for boaters seeking a permanent slip, as well as seasonal or overnight accommodations. Ideally located right off the Intracoastal Waterway, the Marina is just a short ride to the open ocean.
  • Halifax Historical Museum — Located in the heart of the Riverfront Shops of Daytona Beach retail area in the 1910 Merchant Bank Building. The museum presents the history of the Daytona Beach area and houses artifacts from 5000 BC to the present.
  • News-Journal Center at Daytona State College — Opened in 2006, this live performance theater hosts a variety of live musical and theatrical performances in two venues: Intimate, yet grand in style, 859 seat Main Theater; and a Studio Theater with the stage placed amidst the 264 seats. The Theater complex is operated by Daytona State College, which also houses several theater and music programs in the Downtown facility.
  • Cinematique Theater — Offers a unique cafe cinema experience. Centrally located in the Riverfront Shops of Daytona Beach, the Cinematique Theater features the latest Independent & Foreign Films, Live Comedy & Music, Opera & Ballet in Cinema and more.
  • Angell & Phelps Chocolate Factory — Watch chocolate being made the old fashioned way! Founded in 1925 by Riddell Angell and Cora Phelps in Michigan, this chocolate factory continues to produce quality homemade candies. Free chocolate factory tours are a major tourist attraction for visitors to the Daytona Beach area.

Downtown Daytona Beach is popping with new residential and row house style residential projects that promise to activate the street and bring in a new customer base to Downtown businesses. In the coming decade, the goal is to attract 5,000 new residents to Downtown and the adjacent historic neighborhoods with new loft buildings, brownstone row houses and renovations of historic residences. The following projects are recently completed or currently under construction:

  • Wall Street Lofts: Mixed use, urban lofts project with 18 units in the Riverfront Shops retail district. (Completed 2006.)
  • Beach Street Condos: Mixed use, urban condominium project with 12 units. Located on Beach Street, with riverfront views, in the Riverfront Shops retail district. Now the location of Zappi’s Italian Restaurant on the ground floor. (Completed 2008.)
  • William Square: Mixed use, urban brownstone project with 15 units in the Riverfront Shops retail district. Currently under construction.

  • Zappi’s Italian Garden RestaurantA $1 million investment to open a 160 seat, full service restaurant with an additional 140 seats in the outdoor plaza. Includes a quick service pizzeria and deli (Zappi’s Pizzeria). (Opened Fall 2012.)
  • Tom Cook Jeweler The only official Rolex dealer in the Halifax Region Trade Area, $300,000 interior renovation to maintain Rolex’s presence in Downtown Daytona Beach and add additional jewelry lines. (Completed Fall 2012)
  • Zen Bistro Restaurant A $125,000 investment to expand the restaurant into a new location in Downtown.  (Completed Spring 2013.)
  • Rhokkoh’s Frozen Yogurt A $65,000 renovation and improvements to a retail space for a self-serve yogurt shop; first shop in Daytona Beach. (Opened Fall 2011.)
  • Three Brothers BoardsA sporting goods store featuring hand-crafted, stand-up paddleboards; offer paddle tours from the adjacent Riverfront Park. (Opened Spring 2011.)
  • Tia Cori’s Tacos — A family operated Mexican restaurant that opened in Fall 2010 and later expanded into an adjacent storefront for additional seating.

Downtown Daytona Beach offers a local residential, customer base in the primary trade area of 136,850 persons and secondary trade area of 254,200 persons that generate an estimated $2.6 billion in annual retail sales, including $811 million from tourism. The trade area encompasses coastal Volusia County from Palm Coast, Fl to New Smyrna Beach, Fl. The Daytime employment base of Downtown Daytona Beach is 28,000 employees. There is an additional 38,000 employees within a 10 minute drive of Downtown. Daytona Beach is a strong tourist destination with 7.75 million visitors annually. The Retail Market analysis identifies the following demographic groups as key customers of the Riverfront Shops:

  • Senior Sunseekers — Escaping from cold winter climates, many Senior Sun Seekers have permanently relocated to warmer areas; others are “snowbirds” who move South for the winter. Although the median age in this market is 51.8 years, well over half of the householders are aged 55 years or older. Most of these households are married couples without children and single persons. Almost 90 percent of this demographic population is white.
  • Silver & Golds — These seniors are well educated and financially prosperous. With a median age of 57.6 years, more than 20 years above the national average, Silver and Gold households are made up primarily of older married couples without children. They tend to own common stock, bank by mail, use a stock rating service, and hold personal liability insurance policies.
  • Old & New Comers — Local neighborhoods, close to the Riverfront Shops and on the beachside that are in transition, are populated by renters who are either starting their careers or retiring. The general population indexes higher than the U.S. for age groups 20-29 and over 75. Old and Newcomers’ median household income of $39,400 is derived from wages, dividends, rental properties and retirement income; almost one-fourth of Old and Newcomers receive Social Security benefits.
  • Midlife Junction — The segment name says it all—Midlife Junction residents are phasing out of the child-rearing years and approaching retirement. Most Midlife Junction residents are still working, earning a median household income of $41,800 derived from wages, dividends, rental properties, retirement income, and Social Security benefits. As Midlife Junction residents pass from child rearing into retirement, they live quiet, settled lives. They spend their money carefully and don’t succumb to fads.

In addition to the local resident customers, the Riverfront Shops of Daytona Beach receives 20% of its retail business from tourists visiting the Daytona Beach region. 7.75 million tourists annually visit the area. Located two miles away from the Riverfront Shops are The Ocean Center, a 200,000-square-foot convention center, and the Daytona Beach Boardwalk, home to the 740-room Daytona Beach Hilton and the 200-room Wyndham Ocean Walk. The Daytona Beach Downtown Development Authority manages the highly successful Riverfront Shops of Daytona Beach campaign to attract customers to the district and to establish a unified brand for the district. The campaign includes the following components:

  • Riverfront Shops of Daytona Beach Website: Allows visitors to explore recent business news from Riverfront Shops retailers and restaurants, sign-up for the monthly newsletter, explore a directory of Downtown businesses, and learn about upcoming Downtown events. Downtown businesses may advertise their business with feature ads for an additional fee.
  • Riverfront Shops of Daytona Beach Facebook Page: Keeps our “friends” updated on Downtown events and Riverfront Shops’ business promotions.
  • Online Advertising: Google SEM and Facebook advertising drives potential customers to the Riverfront Shops Website and Facebook Page.
  • E-Newsletter: Monthly newsletters update Riverfront Shops customers about business news, upcoming Downtown events, and monthly features of one of our merchants.
  • Television Advertising: Riverfront Shops of Daytona Beach branding ads run throughout the year on complementary channels.
  • Hotel Rack Cards: The Riverfront Shops of Daytona Beach brochure is in hotel racks of 150+ area hotels.

Downtown Daytona Beach hosts several events during the year to bring new customers to the Riverfront Shops of Daytona Beach businesses. Annual Downtown events include:

  • Halifax Art Festival: This annual two-day event, presented by the Guild of the Museum of Arts and Sciences, is a juried art event that attracts 30,000 visitors to Downtown.
  • Spirit of the Automobile: This annual spring event, presented by a Riverfront Shops business owner, attracts 15,000 visitors to view a range of antique and special cars.
  • Riverfront Fridays: A monthly event that promotes shopping and dining in Downtown. The all-day event includes special retail promotions in stores, lunch and happy hour specials in restaurants, and an evening movie in Riverfront Park.
  • Downtown Farmers Market: Every Saturday morning on City Island, area farmers and vendors sell fresh and organic fruits and vegetables, baked goods, seafood and local food.

The Daytona Beach Redevelopment Office is available to assist new businesses to the Riverfront Shops with available incentives. Incentives are provided in the form of matching grants to encourage the retention and relocation of business to targeted areas within the City of Daytona Beach Community Redevelopment Areas.

  • Business Façade Grant: New or relocated targeted (see target business list) businesses can receive up to 75% of the total project cost, with no single grant exceeding $6,000, for costs related to signage, awnings and exterior improvements to retail buildings.
  • Leasehold Improvement Grant: New or relocated targeted (see target business list) businesses can receive up to 75% of the total project cost, with no single grant exceeding $6,000, for costs related to improving interior customer spaces.
  • Lease Subsidy: New or relocated targeted (see target business list) businesses can receive rental subsidies for one-third of the business’s monthly rent, up to a maximum of $500/month. Subsidy payments will be paid in monthly installments for a maximum of twelve (12) consecutive months during the first 18 months of a business’s operation. The total subsidy amount will not exceed $6,000 per business.
  • Other grants available: Looking to purchase your building? The CRA also provides matching Commercial Façade Grants and Historic Preservation Grants to eligible properties.
